How is Selko different from a consultant or an Excel template?

Accepted Answer

Selko combines software with expert support. The tool guides data collection, calculates emissions and produces a finished report. Our experts support you during implementation. Unlike an Excel template, the calculations and report structure follow the standard automatically. Unlike traditional consulting work, your data remains available to you and the report can be updated each year using the same foundation.

What is VS?

VS, previously known as VSME, is the EU's voluntary sustainability reporting standard for non-listed SMEs. It enables SMEs to report their emissions, workforce and governance information consistently and with a lighter approach than the ESRS standards used by large companies.

Is VS reporting mandatory?

No. VS, previously known as VSME, is voluntary. In practice, however, customers, lenders and public procurement bodies increasingly request this information. This is why many SMEs report even when the law does not require it.

What do the Omnibus changes mean for SMEs?

Accepted Answer

The Omnibus I Directive (EU) 2026/470 limited mandatory CSRD reporting to companies with more than 1,000 employees and revenue above €450 million. SMEs are therefore not subject to the obligation. The directive also introduced a value chain cap: a large company may not request more sustainability information from a supplier with fewer than 1,000 employees than the voluntary standard defines.

What is the difference between the Basic and Comprehensive Modules?

The Basic Module is the starting level and includes 11 disclosures (B1–B11), covering areas such as energy consumption, greenhouse gas emissions and workforce information. The Comprehensive Module adds nine disclosures (C1–C9), including strategy, climate targets and a transition plan. It suits companies whose bank or large customer requires more extensive information.

Are Scope 3 emissions also calculated?

Yes, although this is not mandatory. Selko Report calculates Scope 1, 2 and 3 emissions. Scope 1 covers direct emissions, Scope 2 covers emissions from purchased energy and Scope 3 covers value chain emissions such as purchases, transport and business travel.

What is the difference between VS, CSRD and GRI?

CSRD is an EU directive that requires the largest companies to report under the ESRS standards. VS is the EU's voluntary, lighter standard for SMEs. GRI is a global voluntary framework used particularly by international companies. VS is usually the most natural choice for a Finnish SME because customers and lenders in the EU recognise it.

What is CRREM?

CRREM, the Carbon Risk Real Estate Monitor, is a science-based model that defines property-level emissions and energy pathways aligned with the 1.5°C climate target through 2050. The pathways are calculated by country and property type. When a property's emissions exceed its pathway, its value and access to finance may be at greater risk.

Why is CRREM important for property owners?

CRREM shows when a property is at risk of falling behind climate targets. This is known as transition risk. The information helps owners schedule and prioritise energy renovations before the risk affects occupancy, value or financing costs. Lenders and investors increasingly use CRREM pathways.

Is Selko Property suitable for a municipality or municipally owned property company?

Yes. Selko Property calculates emissions for an entire property portfolio in one view and shows which buildings should be renovated first. Our customers include the Municipality of Hankasalmi, Kiinteistö Oy Itätuuli owned by the City of Kemi, and Kauhajoen Asunnot.

Can the effects of energy renovations be compared?

Accepted Answer

Yes. Selko Property models how different renovations affect a property's emissions and its position against the CRREM pathway. This allows investments to be compared before decisions are made.

How can Selko Property support access to green finance?

Accepted Answer

Selko Property brings together the information lenders request for green loans or other green financing. This includes emissions, energy consumption and the CRREM pathway. The service helps assess the property against the green financing criteria used by the lender.

What is JETS reporting, and can Selko help with it?

Accepted Answer

JETS is Finland's public-sector energy efficiency agreement for 2026–2035. Municipalities, wellbeing services counties and other public-sector organisations can join it. Its indicative target is to save at least 10% of energy during the agreement period, with an interim target of 6% by 2030. Participants report the previous year's energy use, energy-saving measures and their effects annually by the end of April. Selko Insights supports this reporting. Selko Property brings property energy consumption into one view and produces a report following Motiva's template, so the annual reporting data is ready without separate manual work.
